Key Points

  • The Development Review Committee will again review the Yothers Outparcel project, which is returning with revised plans for a 7,400-square-foot multi-tenant commercial building at 2050 Plymouth Sorrento Road.
  • The Yothers Outparcel project was initially denied on July 8 due to issues with parking, pedestrian access, landscaping and dumpster placement.
  • The Development Review Committee will review two Northwest Church construction plans including a 23,217-square-foot place of worship at 1567 Plymouth Sorrento Road.

A commercial development that the Apopka Development Review Committee (DRC) recommended for denial last month will return this week with revised plans for a 7,400-square-foot building at Plymouth Sorrento and Yothers roads.

The Yothers Outparcel construction site plan is one of four projects scheduled for review at the DRC’s 9 a.m. Wednesday, Aug. 19, meeting at Apopka City Hall.

The second-submittal plan calls for development of a vacant property at 2050 Plymouth Sorrento Road with a multi-tenant commercial building and associated parking and utility infrastructure.

Dafflyn Property 2 LLC owns the property, and Kimley-Horn and Associates is the applicant.

On July 8, the DRC recommended denial of the project’s first submittal because of outstanding staff comments. The proposal generated discussion over parking, pedestrian access, landscaping and placement of the development’s dumpster.

During that meeting, public works staff raised concerns that the dumpster doors could extend into the drive aisle and that pedestrians would have to enter the drive aisle to reach the dumpster. The applicant’s representative said the plans could be revised to extend the sidewalk and provide pedestrian access to the dumpster.

The July proposal described a roughly 7,500-square-foot building that could accommodate office, restaurant and retail uses. The revised plans identify the proposed building as approximately 7,400 square feet.

The DRC will also consider two construction site plans for Northwest Church at 1567 Plymouth Sorrento Road.

One is a second submittal proposing construction of a 23,217-square-foot place of worship. The other is a first-submittal plan to reuse and retrofit the existing building footprint and structure on the property. Directions Fellowship Inc. owns the property, with Thomas and Hutton Engineering Co. listed as the applicant for both projects.

Also scheduled for review is the second submittal for Lester Oaks, a proposed seven-lot residential subdivision at 550 W. Lester Road. Christopher Williams is listed as the owner, with Faber Engineering as the applicant.

Plans show seven single-family lots along with stormwater and other infrastructure. The plans were revised July 20 in response to city and St. Johns River Water Management District comments.
