First step taken for new Publix at city staff meeting

Residential and commercial developments are making their way through the city of Apopka’s process with the first step of city staff consideration.

At the Wednesday, January 31, meeting of the city’s Development Review Committee (DRC), the city staffers heard of plans for a new Publix supermarket at the southwest corner of Plymouth-Sorrento Road and Kelly Park Road within a few hundred yards of the only interchange of the Wekiva Parkway between U.S. Highway 441 in Apopka and Interstate 4 in Sanford.

The DRC is made up of representatives from the various city departments.

City staff had several questions for David Schmitt of Schmitt Engineering, who is the engineer for the project that will include the Publix and several other smaller retail stores, including at least one out-parcel.

Among the concerns from city staff were ingress and egress to the center, as well as a spine road next to the center that would serve eventual residences south of the Publix.

The store’s construction timeframe is undetermined at this time, as Publix will likely look for more residential areas to be built in the immediate area prior to construction of the store.

Other items

San Sebastian Reserve, a 112-lot residential development, will be a gated community on the north side of Lester Road just west of Rock Springs Road.

Developers said the community will have a pool and cabana area, along with a dog park, playground, and a gazebo. The homeowners association will provide all maintenance of the neighborhood. The lots will be 40-feet wide and the builder will be K Hovnanian, which has built Hill Top Reserve off Marden Road south of State Road 414.

The Lake Marshall subdivision, which is located off Johns Road south of Marshall Lake near State Road 451 in Apopka, was also discussed by DRC members. They learned the developer wants to use 60-foot wide lots instead of 70-foot wide and 25-foot setbacks for garages instead of 30-feet.

The timeline for the proposed New Errol development approval process was laid out.

The Planning Commission will consider the proposal on February 20, while the City Council will take a look on February 27. Both meetings will be held at the Apopka Community Center/VFW, 519 S. Central Ave.
