A proposed 59-home development in Paulucci Acres Pod 2 on West Ponkan Road received a recommendation for denial at Wednesday’s Development Review Committee meeting, pending resolution of outstanding comments.
The discussion focused on lot widths, whether the pod must provide its own amenity tract, a possible trail crossing and whether the development requires a secondary access point.
Fire department representative Jeremy Holderfield said a second entrance could be important if an accident or other incident blocked the development’s primary access.
“If we have no access because there’s a vehicle accident or something going on, then how are we going to get to other residents in the neighborhood?” Holderfield asked.
The DRC also recommended denial of the first-submittal plat for Crossroads at Kelly Park Phase 3B, which proposes 106 lots, because comments from the city attorney, city surveyor and Public Works remain unresolved.
A separate Crossroads at Kelly Park plan for an amenity area containing a clubhouse, pool, playground, mail kiosk and parking was recommended for denial pending resolution of outstanding comments, including drainage and washout concerns.
The Apopka K-8 Charter School revision, proposed at 1829 and 1839 Plymouth Sorrento Road near West Lester Road, received a recommendation for approval after its outstanding comments were resolved. Public Works Director Dale Smith said the applicant had addressed all nine of the department’s comments.
The committee also recommended approval of the fourth submittal for about 900 linear feet of access roads serving Wyld Oaks Lot 7 along West Kelly Park Road between Effie Drive and State Road 429. Staff said an agreement had been reached concerning a right-turn lane on Kelly Park Road, easements and dedication of the roadway, with the agreement to be memorialized on the plans.
The committee recommended denial of a construction site plan for an extension of Bronson Lake Drive in The Ridge planned development pending additional staff review. Issues include how right-of-way would be transferred or dedicated, whether a replat is necessary and mitigation for about a quarter-acre of wetland impacts.
The DRC also reviewed three upcoming special events: a Nov. 21 Turkey Trot at the Northwest Recreation Complex, Christmas in the Park on Dec. 19 at Edwards Field and the Zerbini Family Circus Feb. 26-27, 2027, at Edwards Field. Staff reported no additional comments on the events.
