Ground broken on development of 29 affordable homes in Zellwood

On Thursday, March 21, Homes in Partnership, Inc. broke ground on the development of 29 single-family homes to be priced in the mid-$200,000s in the second phase of its affordable Holly Creek community in Zellwood.

For very-low and low-income individuals and families, monthly mortgage payments for the homes in Holly Creek IIB will be $1,200 or less including taxes and insurance. The 1,281 to 1,533 square foot homes are 100 percent financed with U.S. Department of Agriculture (USDA) Rural Development loans, one of Homes in Partnership’s primary partnerships in delivering self-help housing.

Orange County has committed infrastructure funding for Holly Creek IIB through its Housing and Community Development Division. Homes will be constructed in 2024-25 for occupancy beginning in 2025.

Since 2020, Homes in Partnership has built and provided homes to 157 individuals and families in Lake, Marion, Orange and Sumter counties with an additional 65 planned for 2024-25.

Homes in Partnership works with potential homebuyers with a housing counseling program with HUD Certified Counselors to overcome barriers to home ownership. To qualify for a home with Homes in Partnership, residents need a two-year work history, stable income, good or repairable credit, and a commitment to contribute to the construction of their homes.

“Now more than ever with escalated home and rental prices in the past few years, we are extremely grateful to be able to help 29 families realize their dream of home ownership in Holly Creek,” said Gloria Nelson, executive director of Homes in Partnership. “And we have more than 65 other homes underway for additional hardworking families.”

Homes in Partnership has been planning, designing and building affordable homes in Central Florida since 1975.
